Houston Delivered 7.6 Million SF of Industrial Space Last Quarter — Here's What Happens Before Move-In

Houston's industrial building boom isn't slowing down. According to Cushman & Wakefield's Q3 2026 Houston Industrial MarketBeat, the market delivered 7.6 million square feet of industrial space last quarter — 21.8 million square feet so far this year — with another 19.6 million square feet still under construction. Every one of those square feet has to pass one last test before a tenant moves in: the final clean.

What happens between substantial completion and move-in

When the trades finish, a building isn't ready — it's dusty. Construction dust settles on beams, ducts, light fixtures, and ledges, and keeps shedding for weeks if nobody deals with it. A proper post-construction clean runs top-down: industrial high dusting first, then detail work on door frames, outlets, baseboards, and window tracks, then interior glass and fixtures stripped of stickers and overspray, and floors last — scrubbed, polished, or extracted depending on the surface. The job ends with a punch-pass walk against the turnover checklist, before the client or tenant ever sees the space.

Why timing matters in this market

With this much space delivering at once, GCs and developers are competing for cleaning crews that can mobilize on short notice and flex when schedules slip — and schedules always slip. Houston Commercial Cleaning is Houston-based and owner-led, trusted with 100+ recurring commercial locations across greater Houston, including childcare and daycare centers where the cleanliness bar is highest. We handle post-construction final cleans, move-in cleaning, and the recurring janitorial that starts the day the building opens — so the space that opens clean stays clean.
